Providence Realty Partners (PRP) targets investments with local and regional real estate operators and developers with strong track records and potentially limited access to capital. The firm invests in high growth markets in the southern US with a focus on Texas, Louisiana and the Gulf Coast. PRP targets acquisition and development opportunities across a variety of product types and markets including: (1) land development and master planned communities (2) multi-family (3) office (4) retail (5) mixed-use and (6) special use/ properties such as medical facilities. Their core philosophy is based on entrepreneurial fundamentals. The firm seeks to identify investment opportunities with a competitive advantage that they believe will lead to above market returns. Such advantages may include emerging markets/submarkets, emerging operators/developers that are highly specialized in a particular product/strategy, smaller projects that are overlooked by regional and institutional capital sources and other special situations that provide superior risk-adjusted returns to the market. PRP's strategies include: (1) value-add/lease-up plays (2) rehabilitation/repositioning (3) ground-up development and (4) land entitlement and special situations. Investments range up to $6 million. PRP seeks investments with a targeted exit within 48 months. Holding periods will vary. The firm focuses on investments with an annual IRR greater than 20% and gross cash multiples greater than 1.6 times their investment.
